A lot of the lawns we see in Glen Iris are only a few years old. They went down as instant turf after a build or a backyard upgrade, looked great for the first season, and then slowly started to thin out. The front yard is usually the better of the two because it gets less foot traffic. The back gets kids, dogs, a trampoline and a clothesline path, and after three summers the soil underneath has been pressed hard enough that water runs off instead of soaking in.

Compaction is the problem we treat most often here. Glen Iris sits on heavy clay once you get below the imported turf underlay, so compaction tends to show up as a hard, dry surface in summer and a soggy one in winter. Top dressing on its own will not fix that. The lawn needs to be cored first so air, water and the new sand can actually get down into the root zone.

Levelling is usually the other half of the job. Shallow dips from settled soil, old garden beds or irrigation trenches show up clearly once the grass has been scalped, and they can be filled gradually with a sandy top dressing without killing the lawn underneath.

TifTuf Lawns: Compaction and Dollar Spot

TifTuf is a hybrid Bermuda couch. It recovers quickly from a hard renovation once the weather warms up, so the best time to do the work in Melbourne is late October through to February. Dollar spot shows up as small, bleached, coin-sized patches that can merge together. It is usually linked to low nitrogen, long periods of wet leaf overnight and thatch build-up. Watering in the early morning instead of the evening, removing thatch and getting the feeding program right will often clear it without repeated fungicide. Heavier outbreaks get a targeted fungicide as part of the renovation.

When is the best time to renovate a TifTuf lawn in Glen Iris?

From late October through February. TifTuf needs warm soil to recover, so a renovation in autumn or winter leaves the lawn thin and exposed to weeds for months.

Can you level the lawn without replacing the turf?

Yes, for dips of up to a few centimetres. We scalp the lawn and fill the low areas with top dressing so the grass can grow through. Deeper hollows may need the turf lifted, the base built up, and the turf relaid.

Will the lawn be usable straight after renovation?

It will look rough for two to four weeks while it grows back through the top dressing. Light foot traffic is fine. We recommend keeping dogs and heavy use off the most heavily worked areas until the grass has covered.

How much does it cost to renovate a lawn of around 150 m²?
