Coburg sits on the basalt plains, and the reactive clay underneath most yards shrinks as it dries out in summer and swells again in winter. After a few years of that, a lawn that started out flat ends up with humps, hollows and an uneven surface that makes mowing hard and trips people up.
Kikuyu makes it worse. It grows fast and lays down a thick mat of runners and dead stems, so the uneven surface you see is often part thatch and part soil. If you top dress over the thatch, the sand just sits on a spongy layer and the lumps come back. The thatch has to come out first.
The good news is that kikuyu and couch recover very well from a hard renovation. On a typical Coburg backyard of around 50 m², the lawn can be scalped, dethatched and levelled with sand in a single day, and it will grow back through the new surface within a few weeks in warm weather.
